Here in The District, aspiring homebuyers are always on the lookout for the next up-and-coming neighborhoods in D.C. They’re seeking walkable areas full of charming homes and natural beauty. They want top-notch amenities and a reasonable commute to work. Oh yeah—and they’re looking for affordability, too.   

Sound familiar? D.C. can be a challenging real estate market, which means it’s not always easy to find exactly what you’re looking for. But Washington is constantly evolving, and there are plenty of gems to be found. You just have to know where to look. Here are four beautiful, conveniently-located neighborhoods that homebuyers should keep an eye on.

 

Deanwood

It’s no secret that Deanwood is one of the most popular areas for Washington homebuyers right now. According to a recent industry list, this northeast community is the second hottest “neighborhood within reach” in the nation.  

Early 20th-century houses, a state-of-the-art recreation centre, and the convenience of a metro station set Deanwood apart from similar communities.  

We’ve included the neighborhood in our list because it’s remained affordable, despite its current status as Washington’s “it” community. As of April, 2019, Deanwood’s average median home price was just $312,400, which is well below Washington’s average ($573,900).

Woodridge

This quiet, residential strip located in Northeast DC is one of the hottest neighborhoods in the area. Woodridge features Colonials, Craftsman and Bungalow style homes from the 1920s and 1930s. With quick access to downtown via Rhode Island Avenue and a blossoming commercial strip featuring food, drink, and entertainment options, Woodridge has a real sense of community that many buyers are looking for today.

As of April 2019, the average sales price in Woodridge was $600,000 which is inline with the average in DC.

Anacostia

When it comes to revitalization, Anacostia is a well-known success story. Major companies as well as small businesses are flocking to this historic neighborhood. As a result, more new homebuyers have been putting down roots in Anacostia than ever before. We’ve included the area in our list because its growth and rising popularity show no sign of slowing down.

What’s not to love? The neigborhood has a variety of things to explore including museums, art centers, restaurants and bars, community events, and sporting events. Enjoy the outdoors? Rent a bike and ride along the river trails, kayak on the Capitol Riverfront, or lace up your roller skates at Anacostia Park.

While it’s true that Anacostia has be enticing new buyers for a while now, it’ still a very affordable area. The median home price as of May 2019 was $340,000, well below Washington’s average ($573,900).

Michigan Park

Michigan Park is a neighborhood known for its green spaces, quietness, and friendliness. Located in Northeast DC near the Maryland border, Michigan Park boasts a cozy atmosphere perfect for those who prefer to get away from the everyday hustle and bustle of the city.

The heart of the community is the recently renovated Turkey Thicket Recreation Center which draws fun lovers of all ages year round.

Home prices are still very attractive. The median sales price for a home in the neighborhood is just $489,000, well below the DC average.
