What Is A Final Walk-through

A final walk-through is when we meet our buyer clients for a final visual inspection of the property they are under contract on. This occurs just prior to closing and is considered to be a mandatory step in the buying process. The purpose of a final walk-through is to confirm that the property is in the condition required by the contract. Generally, this means it needs to be insubstantially the same condition as it was on the date of the home inspection. The contract generally stipulates that all personal property needs to be removed and addresses any repairs that the seller may have agreed to as a part of the home inspection negotiations.

So, we’re checking to see if all the seller’s belongings are gone, if the movers put a hole in the wall, or if the seller took an appliance they were supposed to leave. If the sellers agreed to make any repairs during the home inspection process, we’re visually confirming that those repairs have been done. We’ll also require the seller to show paid receipts for any needed repairs; if the repair was not visible or was a technical repair, then we may encourage our buyer to bring their inspector back out to confirm the repair was done correctly.
