Keep in mind that there are dozens of smaller in-fill and rehab projects around the city as well. Pro-tip: many of the smaller projects are marketed and sold before they hit the open market so be sure you are working with a trusted and experienced agent who can find you exactly what you are looking for and knows how to navigate the DC new construction condo market.

New Construction Condos in DC that are planned or have broken ground as of May 2023:

The Collection at R Street

440 R Street NW is nearing completion on 12 condos ranging from 1,200-2,300 square feet. The development also includes eight townhouses with backyards and a four-bedroom, 3,500 square-foot rowhouse. The units are priced from $800,000-$2 million; sales start next month.

Intersect at O

The ten-story project at 1336 8th Street will have 79 condos, five townhouses, 3,500 square feet of retail and 1,350 square feet for Immaculate Conception Catholic Church. Twenty-six of the apartments will be IZ, and there will also be 23 below-grade parking spaces. The development could deliver this fall; sales are expected to start this spring with prices starting in the mid-$500s.

Parcel 42

The developer is applying for building permits for a 10-story development with 110 apartments above retail that will include daytime public access to a lounge-like lobby at the long-dormant city-owned site at 1707 7th Street NW. The building will also include a fitness center, lounge/coworking space, a residential bicycle room, and 18 surface parking spaces, and the triangular parcel across the alley will serve as public space with a 60-foot long art installation.

Heritage at Shaw

MidCity Development has plans in the works to replace the apartment buildings on the 1700 block of 8th Street NW with a nine-story, 316-unit project. The development will include a rooftop pool and 93 below-grade parking spaces.

Manna Mixed-Use

The DC Zoning Commission approved a map amendment application filed by New Community Church and nonprofit developer Manna to rezone a portion of the 600 block of S Street NW across from the Wonder Bread factory. The units will be affordable to households earning up to 30% and 60% of AMI, and the development will also incorporate the façades of the row houses at 618 and 620 S Street and provide 25 below-grade parking spaces.

Condos Behind Bohemian Caverns

Bello Realty Partners have plans for a residential development on the surface parking lot behind the old Bohemian Caverns building at 11th and U Streets NW. The six-story project, which would deliver 39 condominium units, received approval from the Historic Preservation Review Board (HPRB) in 2021.

1322 9th Street NW

Kadida Development Group and Architextual have filed plans with DC’s Historic Preservation Board for a 40-unit apartment building on the lot located at 1322 9th Street NW. The units will range in size from approximately 420 square feet to 1,100 square feet.

15th & S Apartments

Perseus TDC will start construction on a five-story multifamily project located in a Washington, D.C. historic district. The developer is planning to break ground on the 158-unit community, 15th and S, this month with an expected delivery in spring 2023. The 114,878-square-foot community is being built with a fitness facility, business center, entertainment space, rooftop recreation area, 10,000-square-foot backyard garden and 108 below-grade parking spaces.

Amaris

The conical 12-story building will have 16,000 square feet of retail, including a nearly 7,400 square-foot Philippe Chow restaurant. Every residence features a balcony or a terrace.

The Wharf: Parcel 9

The Wharf Parcel 9 is an ultra-luxury condominium project that is part of Phase 2 of the Wharf. Designed by Rafael Viñoly Architects, the project features 96 units, a penthouse floor, and ground floor retail space. The 12-story building will feature 244,025 square feet of retail.

The 202

At Florida Avenue and the railroad tracks, MRP Realty is working on a 15-story building with apartments and 2,984 square feet of retail. Twenty-three of the units will be affordable for residents making up to 60% of AMI, and there would also be 41 below-grade residential parking spaces.

The Audra

District Growth is working on a 300-unit development at 13th Street and Rhode Island Avenue NE, starting with 60 new 2-bedroom/ 2-bathroom luxury condominium units at The Audra. The four-phase development will also include rental units. Walkable to restaurants, retail and the metro.

Peninsula 88

Peninsula 88 is situated on Buzzard Point and features unparalleled views of the Anacostia and Potomac Rivers. The building will feature a spectacular rooftop terrace above 8 floors of 110 residential units. The building is aiming for LEED Silver certification and expects to start delivering in Spring 2020.

eNvy 

The eNvy Condominium is ideally situated at 70 N St. SE in the flourishing Capitol Riverfront neighborhood. eNvy is  boutique community that blends sophisticated living with a once-in-a-lifetime location – the first and only condominium development with views directly into Nats Park. Imagine hosting parties with an actual game in your background (and we don’t mean on TV).
